Property Owner's & Manager's Responsibilities

We have a responsibility and a requirement under federal law not to discriminate in the rental of property on the basis of race, color, religion, sex, handicap, familial status, or national origin. Moreover, we will not establish discriminatory terms or conditions in the purchase or rental of housing, deny that housing is available, or show any preference or limitation based on race, color, religion, sex, handicap, familial status, or national original when advertising that the property is available.

Renters’ Rights

As someone seeking to rent an apartment, home or condo, you have the right to expect that housing will be available to you without discrimination or other limitations based on race, color, religion, sex, handicap, familial status, or national origin. This includes the right to expect: equal professional service, the opportunity to consider a broad range of housing choices, no discriminatory limitations on communities or locations of housing, no discrimination in the pricing or financing of housing, full and equal use and enjoyment of the rental property, reasonable accommodations in rules, practices and procedures for persons with disabilities, the ability to make reasonable modifications to the unit and/or common areas if needed because of disability, and to be free from harassment or intimidation for exercising your fair housing rights.

California Properties:

The California Fair Employment and Housing Act and the Unruh Civil Rights Act prohibit discrimination on the basis of marital status, sexual orientation, age, ancestry, source of income, medical condition or any arbitrary basis. It is our intention to comply with California law for properties located in California, in addition to complying with all federal fair housing laws.

Maryland Properties:

Maryland law prohibits discrimination on the basis of race, color, religion, sex, disability, marital status, familial status, sexual orientation, or national origin (in addition to the bases of discrimination prohibited by federal law).  In addition to the bases of discrimination prohibited by federal and Maryland law, Montgomery County law prohibits discrimination on the basis of presence of children, family responsibility, source of income, or gender identity.  It is our intention to comply with Maryland law for properties located in Maryland, and with Maryland and Montgomery County law for properties located in Montgomery County, Maryland, in addition to complying with all federal fair housing laws.

Civil Rights Act of 1866

The Civil Rights Act of 1866 prohibits all racial discrimination in the sale or rental of property.

The Fair Housing Act

The Fair Housing Act, along with the Fair Housing Amendments Act, declares a national policy of fair housing throughout the United States, making illegal any discrimination in the sale or lease of rental housing, or making housing otherwise unavailable because of race, color, religion, sex, handicap, familial status, or national origin.

Americans with Disabilities Act

Title III of the Americans with Disabilities Act prohibits discrimination against persons with disabilities in places of public accommodations and commercial facilities.

The Equal Credit Opportunity Act

The Equal Credit Opportunity Act makes discrimination unlawful with respect to any aspect of a credit application on the basis of race, color, religion, national origin, sex, marital status, age or because all or part of the applicant's income derives from any public assistance program.

State and Local Laws

State and local laws often provide broader coverage and prohibit discrimination based on additional classes not covered by federal law. It is our intention to comply with all applicable state and local fair housing laws.
